Here is a quick link to RSDA Rural Development Loans.  This seems to be a very generous program.  The mortgage insurance (guarantee) can be rolled into the loan amount so the program offers 100% financing without monthly mortgage insurance.  Interest rates are considerably lower than typical conforming rates.  The application income can go high as 115% of HUD area limits.  The geographic area includes all of Santa Rosa County excluding Gulf Breeze.  All of Escambia County is available except for the attached description of the "Ineligible Area".
